Over time, the materials used for the roof are exposed to high temperatures causing damage to the shingles from the expansion and contraction by changes in temperature from morning to night and in changing seasons. This expansion and contraction in the roof material is the cause of damage in the majority of roofs, which vary depending on the sun, rain and the winds.  This gives most roofs only a life of  between 20 to 30 years. This means a roof should be reviewed or inspected at least once a year. The roof life depends on the area and location of the property which means that some roofs approaching 15 years old are ready to have the material replaced.

You have to also take into account the loss of granules from roof shingles, and know how fast the roof is losing these granules or if the roof is already a bit smooth. The true indicators of the deterioration of the roof are when it rises and lowering, dimples, doing deformations, loose or missing shingles and loss of granules.
