If you are going to buy a house or offer your own home for sale, a home inspection would be a wise idea. Both buyer and seller can opt for an inspection of the home once negotiations begin and before the closing date. At time of inspection, the Home inspector walks the roof, into the house’s every nook, thoroughly inspecting the house for problems within the structure and foundation. He will check every pipe, electrical wiring system, as well ventilation and roofing systems, and the attic. Included also in his inspection are the home’s windows, doors, bathroom tiles, lavatories, and garbage disposal and plumbing systems. Likewise, the inspector calculates how many years the home will be able to withstand normal wear and tear. The house inspector will evaluate the internal structures of a house, and verify its external aspects, like the exterior walls, doors, main electrical panels, sprinklers, lawn, porch- lights, and pedestrian walkways. The houses’ selling price sale will depend enormously on these factors. The examination must also include the air conditioning system, roof and fans for leakage.
Main appliances such as stoves, heater, microwave, oven, refrigerator, dishwasher, and smoke & fire detectors, are included in the evaluation. The Inspector will verify whether all systems are in good condition of operation, and they pass regulatory standards, and for how long. After the Home inspector has completed the internal and external home inspection, he will provide a detailed written report, with digital photos which identify those things that must be repaired, improved, and/or replaced. The result of a home inspection is very important, as the value of the home will depend largely in its findings. This is why it is imperative to enlist the guidance of an efficient and experienced home inspector, who is both licensed and insured. It is important to remember that the pricing for a home inspection will depend on the house’s size, square area, and age, but be sure that the inspection can help determine the status of the house so as to avoid any unwanted surprises in the foreseeable future.
After your Home inspection is completed, the customer receives the report with details regarding the inspection, the buyer may then ask the seller to make the necessary arrangements before signing the final close of negotiations. On the other hand, the seller can accept or deny to repair or fix those defects found in the house, depending on the value of the suggested repairs or replacements. This negotiations are made through an intermediary, usually a real state agent, who works with both parties and finds ways to make an agreement between both parties.
